Outside of monsoon season, the Las Vegas valley's main wind exposure comes from spring windstorm events — sustained high-wind systems, often tied to strong low-pressure systems moving through the Great Basin, that can push steady winds well above normal for a full day or more, with gusts significantly higher. Unlike a monsoon microburst, which is a short, violent, localized event, a spring windstorm applies sustained load across a much broader area and over a much longer duration. That difference changes what fails and how we document it.

Sustained wind load tends to find the weakest fastening or adhesion point on a roof system and work it loose progressively rather than tearing it in a single burst. On mechanically attached single-ply systems, that shows up as fastener backout and membrane flutter fatigue along the field; on fully adhered systems, it shows up as edge and corner uplift where wind loading is highest per the roof's uplift zone geometry. Rooftop units, satellite dishes, and other roof-mounted equipment with marginal attachment are also a recurring source of collateral membrane damage during sustained wind events — a unit that shifts or partially detaches can tear the membrane around its curb.

Documenting Sustained Wind Damage

Because sustained-wind damage develops progressively rather than instantaneously, the documentation has to establish that the loss occurred during the reported event rather than accumulating separately over time. We photograph the fastening pattern at failed zones, note whether backout or pull-through is consistent with a single high-wind episode, and document the uplift-zone geometry of the building — corners and perimeter edges experience higher wind uplift pressure under recognized wind-design standards than the field of the roof, and damage concentrated in those zones is consistent with a wind-load origin rather than general wear.

We also document rooftop equipment condition separately from membrane condition, since a claim involving an HVAC unit or satellite dish that shifted in the wind may involve separate coverage considerations from the roofing membrane itself. Keeping those records distinct, with clear photographs of each, helps the adjuster evaluate the equipment and roofing components of the claim on their own terms.

Wind Damage Versus Wear: Drawing the Line

Nevada's intense UV exposure and daily thermal cycling age membrane, flashing sealant, and fastener corrosion faster than in temperate climates, which means a roof that was already near the end of its service life can show wind damage on top of substantial pre-existing wear. We separate the two in our assessment: pre-existing wear gets documented as baseline condition, and wind-attributable damage gets documented as a distinct, dated finding layered on top of it. Carriers evaluate these claims more favorably when the record draws that line clearly instead of presenting all roof deterioration as storm damage.

Hail Is Rare Here, But We Document It

Hail is uncommon in the Las Vegas valley compared to markets across the Rockies and Plains, but it does occur, usually embedded within a stronger convective storm cell rather than as a standalone event. When hail is reported, we document impact density and pattern the same way we would any wind or storm claim — close-range photography of impact points on the membrane, note of impact size and distribution, and a written assessment distinguishing hail impact from other surface conditions.
